I work in the industry in Utah and the stats don't lie. Our team does mostly foreclosures (250-300 a year in a small team) and our foreclosure business is not suffering and we have plenty of listings. In other words banks are still listing. In spite of that most of the buyers I am out showing homes to are getting beat out in multiple offers and that's NOT just on foreclosures. It's across the board. Primarily because homes are selling faster than they are listing. Pay close attention...it's NOT because homes aren't being listed. It's because buyers are scooping up homes faster than we are listing. We are back to selling at 2006 numbers.

please, check your info. the greatest percentage of sales in memphis market are to investment buyers, 4 or 5 control most of foreclosure inventory,  the inventory is down due to people pulling homes off of market because they won't sell at the price they want. very, very large inventory of preforeclosure and foreclosed homes that are bank owned and not yet on market. 
To say that memphis is a "competitive" market is just not true.

i bought a house in 2006...300k first time arm....im going to be in the second wave of foreclosure...sure a buyer would snatch my house if i priced it at the appraisal i just got..200k !!
so the buyer would likely offer even lower...where does that leave me!??...at least 100k in the hole...im walking...let the bank fix it...its there greed that got us here anyway...they deserve it so bad...so much for what i believe about seattles market!!! @&^&*$$%

I was going to look at an rv tomw and have been looking for land to start anew....I don't know what type of green abode you are thinking of. I want something simple and a space for a garden...perhaps a greenhouse type.  Perhaps we would be able to work something out. I know the Berkshires well. Let me know.

What I want is for these Bank Executives to be forced to foreclose on the counterfeit mortgages that they wrote, as fast as they wrote them in the first place! Then there would be some deals! How about taking back all the money to these Bank Executives and telling them to unload the inventory as fast as they accumulated it!!!!!!!!

This is such BS, what are you trying to do here, just announced today that banks are going into the second phase of foreclosures, ten million home's are going to be foreclosed this year alone, better look at your percentages again soon.
