Pretty good list. It's true, you need a lot of verification nowadays. Gone are the days where lenders threw money at anyone with a pulse. While not everyone needs a mortgage & a house they own - and not everyone CAN afford it (which is why renting isn't the end of the world) - those looking to buy a home have a lot of options to go along with all the paperwork. The key is to do your research on options, your own finances and the homes themselves.

I didn't need that much to buy my first two homes. The main thing is don't get in over your head thinking you can cope with big payments for a time believing your income will increase to cover it. Do a search on property taxes for the area to see if you can keep up that increase too.

Well in California, where 25% of the undocumented live and get loans they don't need Drivers Licenses or SSN cards.

I begged my bank to give me a loan to buy a house, but they declined.  Banks are mean and way too tight.

Um, a drivers license is NOT required to buy a freaking house.  There are people that don't drive you know.

You forgot to mention how much taxes go UP each year.  Home owner's association fees.etc.  I have bought and sold about 6 houses in my life.  Insurance is a factor also.  Be prepared to install a new roof when it is needed, a new hot water heater, new paint job.  I tell you what.  It is not cheap owning a home.  There is always something.  The best part is you get to deduct your taxes when you file your Income Tax.  if you do pay off your house you still never really own it.  You still have to pay the school, county and state taxes each year.  I have no regrets.  I knew all of these things going into the purchase of my first house.

Make sure you can actually afford to "live" after you have paid your monthly mortgage payment.  Set a price that you are comfortable with, not what the bank, broker or agent says you "can qualify for." This means do not buy more house that you can pay for and still pay your other financial obligations (food, utilities, insurance, taxes, etc.). You must educate yourself when thinking about one of the biggest purchases of your life! Try an amazon ebook "stuff I told my kids about how to buy your first house." Less than 3 bucks and free to borrow for prime members. I got this for my son to get some basic info BEFORE he sees anything with a real estate agent.

This is absolutely on time and correct. Once your approved and ready to meet your agent I have my clients hand the sealed package right to the agent so we all know it's in and your offer is strong as can be.

 

Some of the comments especially from Loan officers is very troubling and I'm sure their the same idiots that say at the last minute "I didn't know about that" get a clue or get out.

I've been a Sr. Loan Consultant for 10 years and while the guidelines over the last few years have become complicated, for a normal borrower you're not required to have a lot of the"requirements" in this article.  I despise articles like this from someone who know's nothing about the industry.  It deters people from applying for mortgages.

buy a house outright! even a fixer-upper is way out of my budget. glad to know there's always someone out there living in fantasy land. I'll be too damn old to buy a house by the time I have the $$ saved.

Don't buy into this scam! Who wants to be in debt for 30 years??? Save up and buy a house outright. So it might be a fixer-upper....you'll be able to use the interest you'd pay on that mortgage to make it look like a mansion!
