Great article!  All of the good realtors are saying that you need that WOW factor to sell a home for top dollar.  Sometimes you can get that from adding dollars that will never be recouped, but with some imagination, (and articles like this), you can put in $100's, not $1000's, and get your house sold quicker and give it that needed WOW factor.  Think simple first!  Look at tons of pictures for free, buy a hammer and materials, then get busy!

First make sure the foundation is solid.  Next ensure the stability of ALL weight bearing walls.  Then take care of the roof.  (Don't know how many times we have come in on partial 'restorations' that started at the top and it had to be ripped apart to repair structural issues.  Can the roof be done first?  Yes.  But it will cost so much more in the end........)

 

After you've dealt with the structure BOTTOM to top, windows doors and siding.  Then work on the interior.

Well I have to say that I really didn't realize what I was getting into when I decided to purchase the family home from my mothers estate, I decided I wanted to restore a circa 1750 home because of its ambiance and attachment to it's memories that I have, I started out with a budget of 100k, I blew past that the first 3 years with upgrades to heating, A/C , Roof, and Landscaping, I haven't even made a dent yet....Still I guess I am planning on living here until the end and decided I had to make the restoration work my lifetime hobby in order to complete it before I leave this earth.
The next big project is the siding, it all has to be replaced, then hopefully I can start in earnest on the inside rooms, of which aren't too bad, I'll need a new floor in the kitchen and paint everywhere, and a few floor joists replaced, I gotta say, you have to go into it with the thought that you will marry the house...unless you have an unlimited supply of money...

Seems like you're rebuilding from the ground up.  Is there any money savings or is the makeover just for the feel of the old house?
