This article was obviously written by a real estate sales person. I have moved for jobs 5 times in my life and have ALWAYS  started with a low bid......really low, at least 25% below the listing price. My first bid is a "Hello, I am out there and interested in your home" and I expect that if the home owner is really interested in selling, they will counter offer, if not......I move on to another home. There is ALWAYS another home for sale.  I realize this makes more work for the sales person (mine and theirs) but they are getting a HUGE fee for doing very little work.  AND it is MY money so why not get the most for it.

 

My father taught me that when something is for sale, it is only worth what someone else is willing to pay for it. Houses are no exception.

 

All 6 of the homes that I bought were purchased for less than the list price.

 

Good advice about not "falling in love" with a home you are considering buying. Remember that you really don't know that home until you have lived in it for a year! It takes that long to find out about basement and roof leaks, that the diswasher and garbage disposal and furnace need replacement or that your next door neighbor likes to mow hs lawn or run his snowblower at midnight when he gets home from second shift.

 

One thing new home owners take a short cut on is NOT hiring a local lawyer to review ALL the paperwork BEFORE GOING TO CLOSING and then being present to protect the purchaser at the closing. Don't depend on the bank or reasitor or seller or city building inspector to protect your interests....they won't. Make sure the lawyer works for YOU, not the realitor or bank. Remember you get what you pay for.
