FIND YOUR DREAM HOME OR APARTMENT
must-see on msn
You can have the best of both worlds, it is commonly called an Exclusive Brokerage Agreement. You will be listing your home with a real estate company, yet reserving the right to sell it yourself and not pay a commission.
By listing you home, you get all of the additional exposure that you would not get otherwise.
To price your home, simply price it 6% higher than the price you would be asking as a For Sale by Owner.
Most large franchise real estate companies don't allow their agents to do this type of listing, but many of the independent firms will.
Many folks who are selling at the moment are doing it in light of the fact that they're changing lifestyles or changing jobs and they're offering by possessor on the grounds that they know it’s set to instantly safeguard them 5-6% on requisition requires. Nowadays business sector, where costs have dropped by twofold digits in a few cases, the expense of utilizing a real estate broker is that considerably more costly.
I have sold by myself on MA and bought by my self in CA and saved lots of money and got the house. Always the transaction goes thro' Title company or attorney. So if you hire an attorney they will charge probably 4k to 5k max. You are scared of someone may sue you then get all the disclosers and ask the buyer to do inspections and get all documents signed so that buyer can't sue you..Save $$$$$$
I know if you are an agent you will get upset but it worked for me.
this is one of the most dangerous and irresponsible articles I have ever read on msn. If you took the time to read and really understand the books and articles recommended you would spend as much time as it would take you to go to real estate school. And still you would not have the experience necessary to successfully market and sell and close your transaction. Professional realtors spend years and many thousands of dollars to acquire the necessary skills to represent principles in the transfer of real property. There is much more to it than represented in this article. If you want to sell your house in the least amount of time for the most money without exposing yourself to potential liability then hire a professional realtor. You will find it well worth the few dollars you might have saved.
Typical bad advice from MSN or MSNBC or NBC
Clueless and naive to real world conditions
the BUYER wants to save that SAME commission
I'll just cut off that same 6% off what I'm going to offer.
I WANT to save money, That's why I go to for sale by owners
plus a REALTOR wants the depsout check on signing the deal
With a by Owner, Ha I'll just tell him, Sure I got the funds.
He'll never know,, LOL
How stupid people are to think that they could sell thier house without the use of a real estate agent. The money you would save you would end up paying 100 times more when you get sued. If you buy a house that is FOR SALE by owner go for the jugular and sue the pants off of those idiots and you can get the house free!
What a joke! This is such bad advice
Sure you can do it yourself, but the $10K you save on commissions was likely lost by the $20K less you got for asking price.
Or do it yourself, and start out too high, then watch your property sit and sit while you lose out on the dream property you planned to buy with the proceeds.
Why not teach yourself how to cut your own hair, clean your own teeth, and give a self colonoscopy?
Would only sell my home by myself and title co. why should you give your hard earned money to s****ers like agents??? People you can do this yourselfs not that difficult. When the market dropped out in 2008 you should heard all the realestate people crying..... I had to laugh they got cocky, and spoiled by all the millions they made and were running for the hills when it was over! Oh and some had to actually get Real Jobs!!! instead of making a living on people who actually did work all their lives. Two things come to mind- Realestate agents and Car salesmen they both have to make a living off of you!
So bone up on selling your house, condo etc yourself, you can do it!!!
