I've been considering getting a mortgage on my home,  only because interest rates are so low, well the teaser rates are... Before I found out nobody gets these super low rates like 3.20%.. These scam mortgage company throw out theses rates and when you apply, your credit score is never good enough.  I had just ran my score and it was 809 and they told me that he could not tell me my credit score but it was to low to qualify.  I told the mortgage broker that I was holding a credit report that was just ran and that my score was 809.  He said that they used a commercial credit report and it was different from the ones you run on your self....     I said BS and hung up!!

Becuase like everything else in this country the housing market, SS, and state pension plans t name a few are one big giant Ponzi scheme. In order t work you need more and more people buying homes as the silent generation and the baby boomer dumb their and move away. The numbers just don't work, so the boys in DC jumped in with a you to can own a hmoe for $99 down, no job, shittx credit etc. When that when bust, well good luck try to sell that load stone of yours.

Your home isn't selling because you think putting it at market price = 'giving it away'. Your house is an investment: sometimes a profitable one and sometimes not. You are not selling a "home full of memories." Get over it, get realistic or keep it.

What ever you do, don't apply for a mortgage through Bank of America.

They have lied to us 2 years in a row, and have caused us to lose money.

Your better bet is to get a mortgage through a small mortgage company.

How many people out there used Bank of America, got an appraisal on the property and then were denied the loan? Please check to be sure the appraisal was actually done, you have a right to it, and it may not have even been done. You could be due a refund.

In general home  prices are still a bubble compared to historic norm. According to case shiller index, we are still 20% above long term averages. Typical bottom comes at 20% below average. When the money supply deflates, existing prices and salaries cannot be sustained..The banks do not want to make 30 year long term mortgages at 2'3/4%..because they know rates are going to rocket to much higher in the next 10 yrs....does anyone remember the rates in the late 80's and early 90's ...they were in the teens... .. The real estate "crash" (it was nothing of the kind, it was an engineered theft with the expected outcome to put billions in the hands and of the already ultra-wealthy and then blame the victims for it.... but that's another story)......prices are  NEVER coming back. Homes were already obscenely over priced and the buyers that are just coming up, the 20 and 30 somethings aren't going to let themselves get sucked into that again...PRAY FOR US ALL WE NEED IT..

Your home isn't selling because nobody can get a mortgage.
