I have a Modular /  Mobile Home in Illinois. We can claim this as a vehicle, and only pay taxes on such. Of course they raised our land value. I live on one acre in the country outside of  a small community.

 

Check with your County Assessor or locate a company that will do all the work for you at a percentage of your savings.

i had 3 homes, sold all, market was good, when i downsized in work, bought a brand new, modular, shopped , til i could do it for what i wanted to pay, bought in a totally different state, alone, got pretty good, reasonable help, walls are 2 by 6, 3 bdrm, 2 bath, land was the best deal, had a 30 by 30 garage, love my views, mostly mtns, not sorry, if i ever sell, think it will be faster, than overpriced, under water places, i had a idea, that if I looked and kne, but , , w what I wanted, or what I wanted to pay, i could , realtors would not like it, so i did the picking, and search myself, when you decide, your decision, will be better, keeping the funding affordable, so you can really enjoy, your life, the worry is eliminated, stay with a budget, life  still thows a few bumps , so much better to handle, with  a live within means  budget, the money is always there for living expenses, and you sleep well at nite, if i could do it, started with a little savings, not much, any one can, i am just as happy, as when i lived in my bigger places, honestly i am.

I totally support anyone with the brains to get a cheap decent house for an affordable price instead of saddling themselves with a McMansion they'll lose if their jobs go.   BUT!  Oh my, this article barely mentions the moving and set-up costs!!!.  I lived in the stereotypical rural singlewide in the woods for ten years to save up to buy a "real house."  My property taxes were almost nothing, and the entire place was paid for.  No mortgage, no insurance required or necessary.  . When I unexpectedly came across a mobile house three times the size in excellent shape for a give-away price, I jumped.    I wish I had not.  Yep, too good to be true.   My property taxes went up 800%.   I had to conform to new flood zone building codes, which meant the new place had to go up three feet higher in the air than the old  one.  As with most mobile homes, I had to pay for truckloads $$$  of fill and extra for all the straps and concrete blocks and workmanship to hide the obvious mobile parts :-).   Don't forget most mobiles don't come with stairs, decks and all the pretty stuff.  Since most mobiles eventually leak, I put a new metal roof on it for $8000, which was a deal in my area.   Moving the old one out of here cost $2500.    Moving the new one just one mile to my property cost $5000. plus permits.   Yes, I have a lot MORE room, and a mortgage and the bills to show for it.  ALWAYS always look for hidden costs.   Any house has them.   These new mobiles are beautiful, but tack on a LOT of extra cash for a true idea of total costs.

I have lived in Manufactureds for most of my life and for energy savings(post 1990) they rock! Ours; built in state, in 1994; has 2 x 8 walls which keeps out both the high desert heat and freezing winters.  The thing that saddens me is the prices that these once affordable housing options have risen up to while still fighting the "low income house" ie (Trailer trash) moniker.  In my area these so called affordable houses are no longer affordable for the lower income families that kept these companies on the cash positive lists in a declining market and solid until more wealth conscious families discovered the 'cents' of this home.

I have lived in a manufacture home now for twenty year.  When I received company that have not been in my home before they cannot believe it not a site built home.
I have 6 inch wall all the wall inside are sheet rock. with 9 to 10ft ceiling. The roof has "T" lock shingle.  Living on the desert with high winds I have yet to lose any roofing.    
And you talk about warranty it GREAT.  I cannot believe the way the manufacture goes out of their way to please you. I was only charge $100.00 to have a custom home built the way we wanted it. Our home it a golden state built by Kit manufacturing.
