The author is clearly in love with white picket fences, stone and brick front homes and at times too much landscape. I was disappointed in the tips provided along with this article.  In our current real estate market the order of importance is price, location, property condition, then curb appeal and a clean staged home.

Timeless architecture plays key roll in curb appeal and lasting home values. When buying a new home spending just a small amount more could pay big dividends when it is time to sell. Well built home with good architecture naturally will cost a little more to build than bargain home. Be wary when you see builders who advertise their number one asset a lot of square footage for the dollar. Your home is a big part of your identity and lets face, quality home attract quality people. What do you want for neighbors? It is a that intelligent people who are proud of their home take better care when maintaining  their number one asset and that is the key ingredient for a good neighborhood, a street or area that has all nicely maintained homes, well cared for with beautiful landscape.
When shopping for a new home remember theses key tips:
  1. Lowest price is not always your best option.
  2. Look for quality, inside and out of the home.
  3. Find a community that you love and do not settle for less.

More National Board of Realtor B/S.  Why do they continue to try and make the homeowner think it is their fault that there is a housing crisis.  Go ahead, waste 5-10 grand on "curb appeal" you'll be that much more in the red.  If this were the quick fix, wouldn't these mega-investors be doing the same thing to their malls, and office buildings that they cannot give away?  What a raft!

A number of the homes shown were 3000 sq.ft. +++++. Unless you have a large family who needs this. We had a 3500 sq.ft home, in ground pool on a very large landscaped property with a summer cabin on it.

We lived there for 20 years and decided to try downsizing. We love the new freedom a smaller home and property gives us. Not to mention much smaller utility, tax and insurance bills.

You almost become a slave to a large home especially if you maintain the home and property yourself.

All these things are great to have but they do have a price and not only in money.

Curb appeal, kitchens, and bathrooms are a timeless formula for a quicker sale at fair market value. Earth tones and natural products like granite and hardwoods go a long way to improve appeal and the cost has come down considerably. Replacing vinyl with tile is a very cost efficient improvement as well as changing light fixtures, faucets, and door knobs over to oil rubbed bronze or brushed nickel. All these items are readily available and pretty easy to install.

Wow I guess the author does really love picket fences.  Don't forget all that "professional landscaping" spells lots of maintenance, or expense when you have to hire the "professional" if you don't do it yourself.  And even that picket fence needs constant maintenance or it will start  looking shoddy real fast.
