Ski-in, ski-out real estate

Homes on ski slopes are the wintertime equivalent of beachfront real estate, says Eliese Pivarnik, broker and owner of Colorado Group Realty in Steamboat Springs, Colo. These properties tend to be scarce and command premium prices.
Owners may have to deal with noise from skiers during the day and from ski-run groomers at night, says James Bradley, a real-estate agent with Utah's Equity Real Estate Luxury Group. But there's something special about putting on your boots and skis in your own home, instead of lugging that gear out to a car or shuttle bus, he says.
Ski-in, ski-out properties also tend to rent better than those located away from the slopes, Pivarnik says, so owners can get more if they're willing to rent out their places when they're not using them.
Here are 10 ski-in, ski-out properties that are available now.

Bolton, Vt.
Price: $419,000

This contemporary home, built in 1975, was the original residence of the founder of Vermont's Bolton Valley Resort. The house is within walking distance of downhill runs at the 5,000-acre resort, which boasts the state's most extensive night skiing, as well as about 62 miles of cross-country trails. A season pass is $629 for an adult.
The drive to Burlington, Vt., is less than 30 minutes, real-estate agent Jane Kiley says, which means the place could be a vacation home or a primary residence for someone working in Vermont's largest city.

Ski-in, ski-out real estate
Mammoth Lakes, Calif.
Price: $3.6 million

The location of this home is hard to beat. It's one of a cluster of houses adjoining the Eagle Run Ski Lift. An MVP season pass at Mammoth Mountain costs $999 for an adult.
The 0.35-acre property overlooks the Valentine Camp reserve in the Sierra Nevada Mountains. It also has an unobstructed view of Mammoth Rock, the area's craggy limestone-and-marble landmark.
The south-facing home has a paved driveway, a built-in hot tub and covered patio. The orientation matters, says real-estate broker Eric Leach, who notes that area properties that face south get more sunlight and typically have lower snow-removal costs.

Ski-in, ski-out real estate
Lincoln, N.H.
Price: $1.295 million

This Adirondack-style house boasts year-round recreational amenities, real-estate agent Steve Loynd says. But it may hold particular appeal for ski enthusiasts. A walking path linking the property to New Hampshire's Pemigewasset River doubles as a cross-country skiing trail in winter.
The house also has slope-side access to a run on the south peak of Loon Mountain. A Gold New England Pass, which provides full access to three mountain resorts -- Loon Mountain, Sunday River and Sugarloaf -- costs $1,175 for an adult.
The home is on a 24,394-square-foot lot.

Big Sky, Mont.

Resorts in Big Sky, Mont., attract smaller crowds than those in other parts of the country, local real-estate broker Ania Bulis says. She says that ski-in, ski-out log cabins in the area offer spectacular views and slope access at prices ranging from the mid-$400,000s to $700,000.
This log cabin is at the top of that range; it has been renovated to include a loft and can accommodate as many as eight guests, Bulis says. The Big Sky and Moonlight Basin ski areas are accessible from this property. A full-access season pass at Big Sky Resort costs $1,399.
Higher-end residences are also available in the area, including custom homes selling for $5 million or more, Bulis says.

Ski-in, ski-out real estate
Steamboat Springs, Colo.
Price: $950,000

The backyard at the Edgemont condominium building abuts the Steamboat Ski Area, and the building has a community mud room with access to the slopes. It also has boot dryers and personal ski-storage lockers, as well as a year-round saltwater pool, hot tubs and a fire pit.
This unit on the fourth floor has views of the ski area and the Christie Peak Express chairlift. Pivarnik says the amenities include two fireplaces and a gourmet kitchen with wine storage. A quarterly homeowners association fee of $4,052 covers utilities and building expenses, including snow removal.
A ski-area season pass costs $1,279 for an adult, with discounts for advance purchase.

Ski-in, ski-out real estate
Beaver Creek, Colo.

Described as a ski cabin in the woods, this house in Colorado's Vail Valley is not entirely rustic. In addition to handcrafted hardwood floors, it has marble-adorned bathrooms and high-end fixtures. If it's not large enough for your needs, real-estate agent Dana Correia says expansion is a possibility.
Beaver Creek is an exclusive area. President Gerald Ford had a home there, and each summer, the American Enterprise Institute hosts a private gathering of business leaders and government officials there.
But the area also offers serious ski amenities, including the area's first European-style village-to-village skiing experience. A season pass to all nearby ski resorts -- including Vail, Beaver Creek and Breckenridge -- costs $2,250, although sharp discounts are available with advance purchase.

Park City, Utah

A heated driveway, entries, walkways and decks mean the owner of this home won't have to waste time shoveling snow. Bradley says that hitting the slopes also can come easily: A private trail links the property to the Lady Morgan Express chairlift, which hits the Empire Canyon and Lady Morgan Bowl ski areas. The homeowners association fee is $22,915 a year.
The purchase price of the home also include a membership deposit for the private Talisker Club, which has a golf course, pool and fitness center, as well as access to skiing and other recreational activities on more than 10,000 acres of private wilderness.

Whitefish, Mont.

Snow Ghost Chalet is in the Elk Highlands neighborhood, which features maintained ski trails and a chairlift that takes residents to the Whitefish Mountain Resort ski runs.
The home has great views of Whitefish Lake and Flathead Valley, says resort sales specialist Stephanie Skinner, who adds that on a clear day, owners can see across the valley to Flathead Lake, 40 miles away. For a different type of view, the house also sports a home theater.

Leavenworth, Wash.

This ground-floor condo at the Kahler Glen Golf and Ski Resort has year-round appeal, says Geordie Romer of Windermere Real Estate. The unit is next to a golf course that is groomed as a cross-country ski trail in the winter. Residents can ski out their back door to nearby Lake Wenatchee State Park, which has about 11 miles of ski trails, and to the adjoining Nason Ridge, which has an additional 15.5 miles of trails over rolling hills. Bringing a car or snowmobile to the park will require a pass, but ski-in access is free.
The condo is about 20 miles from downtown Leavenworth. The town center, designed to resemble a Bavarian village, hosts an annual Oktoberfest celebration.

Park City, Utah

This ski home will comfortably accommodate a large family. Built on a wooded, 5.31-acre property next to a ski run, the house is in the Colony subdivision in Park City's Canyons ski resort, which covers 4,000 acres and has 182 trails and 19 ski lifts. A season pass for an adult costs $1,449.
The house has covered parking for eight cars, as well as a heated driveway and walkways. The homeowners association fee is $11,900 a year, which includes security and snow removal.
