NOTORIOUS for telling you [it happened to me] that after 3 or 4 years living there, replacing the paint and carpet is just natural wear and tear and you wont be charged for it. You pay your last month, clean the apartment [very well!] and then, a few weeks later, a BILL for carpet replacement and paint. Mine was for over $2000. Oh, that included a new bathroom fan, which I guess we were supposed to clean on a regular basis. Do YOU clean your bathroom fan [inside] on a regular basis? Not me. Well, nearly an additional $1000 for that. [I looked em up, they are about $50. Guess the labor was intense. lol]
THEN, i looked at reviews of the place, and HUNDREDS of complaints like mine. GUess I should have checked first, but they lured me in with all kinds of promises and discounts. The bill is still on my credit. I refuse to pay it. Cheats and liars.

I have leased several apartments in my life and had wonderful landlords except for one.
Sadly but true you never forget than one and I have always said bad karma comes back around and it did to them. 
At the same time, I treated the property as if it was mine(and in a sense it is yours as you live there and it is where you choose to live)therefore, they choose to lease me a place to live, and I wanted to take care of it as I made my home there .
What people do not realize is that it is the landlords do have somewhat of a  choice who they rent to based upon a lot of factors .It is your choice to choose where you want to live and you should take pride in your home regardless whether it is a rental home or an apartment or a trailer.  It is not where you live, but what you are and how you take care of what you have.  Everyone cannot afford the same, but it does not mean they are a lesser person, look at what they do with what they have and how they care for it. 
The apartment  was clean when I leased it and it was clean when I left.  If you do not care to take care of what you have been given then when you have your own place how will you take care of it.  I have always said you need to respect others and this is part of the respect to a landlord.  On the other hand, the
landlord needs to respect the tenant.

To me, this was really entertaining to see. My dad does this kind of real estate and you see how horrible the tenants are sometimes too. It's interesting how both sides can be horrible in either situation!

As a landlord I have seen it all!! I have had some great tenants and some people that I would call sub-human.  The good tenants no problems rent is on time they let me know when there is a problem I come and fix it or have a repairman go and fix it.  Bad tenant rent is late and want me to "help them out" this is usually the first sign of trouble.  Then help them out turns into a regular late rent or partial rent to no rent.  How about that. You help a tenant out at your own expense and you end up with the stinky end of the stick.  The good tenant always will invite you in.  The bad tenant does not want you around because they are up to no good.

What people write about dirty tenants is all correct.  They all hate Landlords from the moment they pay security deposit. Although they are really nice when they need to get your apartment. Whatever

you do for them, help them  - all doesn't matter when it comes to their time to stop paying rent and not leave.  Some of them ruin appliances sometimes electrical parts in order to decrease rent for that month.  They blackmail Landlord, they bring bugs purposely. One of the tenant told me that she wouldn't keep my place clean, because it is not yours, but mine.  I don't understand why authority never support Landlords.  It is large housing sector, but Landlords are always at fault, always very vulnerable losing money. And tenants knowing it misbehave even more.  And  there is no tools to make tenant  responsible. Even if Landlord wins lawsuit against tenants, they don't pay anyway.  And everybody just write what a bad person is Landlord.  Although most of such tenants don't want to leave anyway.

These people never heard of Billy McMichael in Lancaster PA...

He owned or owns over a hundred properties with hundreds or thousands of various complaints over the past 25 years... and he is made of Teflon. Even superman can't touch this cat..

He had his little van/camper parked in one of his condemned properties that he bought, probably so he could use it to offset taxes by depreciation.  He has HUNDREDs or THOUSANDS of complaints and violations against him and yet this man is made of Teflon...  go figure.. he smells like it too..

In all my life renting back in the early 90s it was good rent prices so people can pay the rent. But as time goes rent raises up faster and faster but the pay scale for the renters stay pretty much the same. All places of rent will only make a lease to  take care of landlord. Most landlords wont give the security back to the renter. It cost to much to take the landlord to court. Now we have a new thing if you have poor credit that can be caused by anything the renter is screwed and slum lord charges more to that renter. I only had 1 land lord that tried not to give me my security dep back after I moved out He said it will be mailed to me in a few weeks. Months went by so I put him in jail for grand theft, and a few more charges. So if your land lord trys to screw you take vids before you move in and out. Then when you do leave have a person with you taking the vids of the apt. If he or she fails to give you dep back put that **** in jail then get to the courts follow up on the problem and sue them. I hope the land lord never gets bad credit due to unforeseen things. Glad I own a house now.

I'm a Landlord and can give more Tenant horror stories than you can shake a stick at!  The reason there are bugs/rodents in a rental home is because the Tenants are filthy dirty people; leave food out sitting to draw bugs in or don't throw their garbage away and leave it sitting inside or outside the premises.  I'm a clean person and have had to go throw out maggots from the frig because of dirty rotten tenants.  Most renters don't even own a vacumn cleaner or Swiffer!  Dirty people cause dirty conditions.  Have seen it time and time again, so don't blame the Landlords!  Also, I've had more Tenants not pay rent; be consistently late; ask to borrow my lawnmower, etc.  If I could sell the house, I would!  It's not worth it.  Most tenants have turned into scammers!

There are good and bad on both sides obviously.  I had a rental house for about 26 years and only 2 out 10 of the tenants that I had rented to  I would consider decent renters.  Many tenants have an automatic hatred for a landlords and believe the rental contract is for the landlord to follow and not themselves.  The last tenant I had caused 20 thousand dollars damage  to the property before I got them to  move out.  A lot,of damage is done by vindictive people who are pissed because they don't own the property.  I always gave a good price on the rent and kept the place up.

Keep the place nice, clean and painted-Keep good records, Video Cameras on property will keep the

thugs away.

Every year do upgrades.

Raise the Rent every year-

If they are a potential risk to your investment

only do one month lease-

Bye-Bye-

Go live with your grandma!!

They see the house first, they you they love it! Have to sign today!

Before you moved in you saw the conditions-You were happy!

Now you are paying rent  and suddenly you do not like conditions.

Well then get off you worthless **** and get off the government  cheese.

Go get yourself a job that pays for a nicer apartment. Do not buy a play station 4,

Do not get a 32 LCD TV, do not cable and internet, do not buy a brand new shoes every

week, do not put GOLD in your mouth.,

RATS-RATS That is all you government cheese people are!!

If that fails-Go to CUBA-

Scum Lords, Scum Lords they do exist they walk around as the devil (your worse nightmare) not in disguise sucking up your $$$$$$ for Profitable Gain to them and them only!!!  I am renting now from  > Devil of a  Slave-driver, I'm 3yrs. in and have never been late paying my rent, except for 1x and that was only 4 days late.  Prior to that my family & I were renting from Mgr. " Diablo" & his wife "The Bride of Satan" for 11yrs. and all they did was stole from the clueless tenants $25  extra EVERY 3mos. on a 60 units rental, just so they can take their blended dysfunctional family to Disney World every October to use their Time-Share, one of which they clearly could not afford to buy, their family occupied  (4)  Free Space Dwellings, while the rest of the tents had to pay, talk about Criminal Behavior off of 135th Street  1blk. West of US-1 corner bldg in North Miami Florida!!  Thank You for Code Enforcement, you really learn alot about Scum Lords when you go to your local office once they're not on  their $$$ Payroll ...ALLEDGEDLY!!!

I am a Landlord near JBLM in Tacoma WA, managing about 600 rentals. Mostly single family homes, but we have a few apartment complexes, condos and townhomes too. I am a Tenant Advocate and I really love my tenants, well....most of them anyway. I think all landlords should be or consider being a tenant advocate too. I am not sure if this is the place to elaborate on this or if my little posting at allexperts.com is enough. Suffice it to say, if you care about your tenants they will often pay their rent on time and not trash your home out of respect for the landlord they love. I say; walk softly but carry a big stick. (know what I mean)

 

Yes, this is a paradox or "catch 22"...because as a Landlord, we are expected to have and honor a fiduciary duty to the owner of the rental property who hired us to look out for their best interest. We actually have a contract for services which binds us legally to the owners, we have no such contract with tenants.

 

Tenants do have rights, but many do not really know what their rights are or... they want the rental and do not want to alienate or anger the landlord before they are approved. There are places a tenant can go to get a list of landlords in their area, there is even one website that not only lists all the landlord or property managers in each city, county and state...but they give them a rating, plus links to tenant rights tools and info. Cool, but the site is still being built and I am not sure if I can put a link in this post. If you like this post, I will add more....some ideas for landlords and some for tenants. :)
