The banks, along with the Fed government came very close to breaking this country and many of its citizens....I will not forget that and I will always be suspicious when the banks and the government get together and make their rules. They can and will act foolishly. They are now likely to overdo the rules and the requirements....and I will bet that I will see the time when they swing the other way and foolishly "gift" their favored people with special loans again. Government has a short memory and being intelligent is secondary to the politics of the day.

My gripe is that tax returns are supposed to be private.  In today's world, you don't have to sign a document that allows them to get certain tax info from the IRS, but if you don't, you won't get the loan at least not at a reasonable rate.  

I sympathize with the need to verify data, but the basis that authorized the IRS was privacy.  Forget it, you don't have it any more.   With so many people having access to your tax information, your ssn (your Medicare # for example, it's only by the grace of God that you haven't had your ID stolen yet.  

Student loans, omg--- I cosigned one for my child the other day.  She ultimately refused it when she realized that paying it off early wouldn't stop the interest that was "owed" the day she took the money. She realized she would be paying back interest a couple hundred short of her loan.  At the last minute, she refused to take the money....I wish her mother was that smart.

the best way to avoid mortgage loan problems would be for the US government to drop all involvement with them, stop insuring them. then banks would lend only to people with the means to pay them back. buying a home should be between you and your bank, the government has no business there.

Wells Fargo went way beyond this....They demanded two years detailed deposit history in four dif accounts that we have. They also insisted that I prove SS income three dif ways...even when it was direct deposited into their own bank. The fact that I had over 80thou in an account in their bank seem to be unimpressive to them. My credit score has been over 800 now for many years. Their policy seemed to be nitpick, delay and demand....followed by more nitpick, delay and demand....I gave up on them...and my new bank seems much more cooperative.

It's not brain surgery. Require proof of income, credit worthiness, a reasonable down payment or mortgage insurance and proof that the property is worth the price. How anyone could think smiling, nodding and then issuing 400K loans to McDonalds workers claiming to be making 200K was a good plan is beyond me.

I don't apply for a mortgage, I apply for a loan. I get money and then give a mortgage.
